Selling your home is an important milestone. If you’re selling your property, you’re most likely getting ready to move on to your dream home—or at least one step closer to it.

Getting that signature and actually closing the sale of your home is not only exciting, but it can be a big relief as well. Even if your home is in perfect condition, sometimes you can have bad luck in closing the deal. But, what if your home isn’t in perfect condition? What are the pros and cons of going through a remodel or renovation to increase your home’s resale value?

For example, some homeowners might try and tear down a wall or replace their kitchen cabinetry to make the home more appealing to prospective buyers. But what about the roof? Is it worth going through a roof replacement to try and bring up your home’s value and make it more appealing?

Factors to Consider When Deciding Whether to Replace Your Roof Before Selling

The Condition of Your Roof

First and foremost, you need to take a look at your roof and assess the condition it’s in. If you have experience in roofing or know what to look for when it comes to damage or wear and tear (cracked or missing shingles, granules falling off, colors fading, etc.), then you can inspect your roof on your own. Just make sure that you follow safety best practices.

If you don’t have much experience with roofs, then reach out to a local roofing expert. Typically, they’ll provide free inspections and can tell you whether or not your roof needs to be replaced.

Once you find out the state of your roof, you can decide which course of action to take. The general rule of thumb: if your roof is in pretty good condition and has 10 or so good years left in it, don’t replace it. If your roof’s life expectancy is less than 10 years or is in rough condition aesthetically, a replacement will likely be needed. Otherwise, you may have a hard time finding a suitable buyer.

Your Home’s Current Resale Value

It’s worth considering what your current home’s resale value is. If you’re already satisfied with the amount and are just looking to sell it fast so you can get the money and be done with it, then a roofing replacement may not be necessary. However, keep in mind that you are potentially losing out on money if you choose not to replace your roof.

On the opposite side, if you are hoping to get as much money out of your home as possible, speak with your realtor about whether or not a replacement is worth it. They can appropriately estimate how much your home’s value will increase from a replacement and whether it’s worth your time.

How Much Added Value Will a Replacement Net You?

Branching off of that, you need to understand how much a new roof will actually add to your home’s value. New roofs are an investment, and if the cost of the new roof barely outweighs how much it will improve the value, then it may not be worth your time.

This also ties back to the condition of the roof. If your roof is already in an acceptable condition, a replacement may not net you much more in profits.

Is Your Roof’s Style Or Materials Outdated?

Sometimes your roof might be in solid condition and have plenty of years left, but the materials or style is outdated. For example, take a look at the other houses in the neighborhood. Are their roofs more modern than your roof? If your roof stands out amongst your neighbors, potential buyers will be deterred because they may feel included to replace it to make it more contemporary.

This is a tricky decision to make. You don’t want to replace your roof if it’s not necessary and if a potential buyer will still purchase your home with the roof as is. Working with an experienced realtor who can help you make the right decision is wise.

Does it Just Need to Be Repaired?

Perhaps your roof just needs some repairs and not a full-on replacement. To find out if that is the right option for you, reach out to a local roofer who can inspect the roof and tell you where improvements can be made. Going this route can improve your home’s resale value quite a bit while costing you much less than a full replacement.
